A good loan officer or mortgage broker will give you a Loan Estimate that reflects your actual situation, not a calculator estimate.

We work hard to make our calculators accurate, but they are planning tools, not substitutes for professional advice. Use them to get oriented, then get qualified help before you commit to anything.


Accuracy and Errors

We put real effort into keeping the formulas and rate tables on this site accurate. Every formula is sourced from official government documentation — HUD mortgagee letters, VA circulars, CFPB guidelines, and the Fannie Mae Selling Guide. You can verify all of it on our Methodology page.

That said, we can't guarantee that every number is always correct or up to date. Regulations change. Rates change. Occasionally we make mistakes. We review rate tables regularly and fix errors as soon as we find them, but we can't promise the information on this site is error-free at every moment in time.

If you notice something that looks wrong — a rate that seems off, a formula that doesn't match an official source — please let us know. We take accuracy seriously and we'll investigate quickly.

Because of the nature of educational tools and the complexity of real mortgage decisions, we disclaim any liability for decisions made based on calculator results. The outputs this site produces are estimates, not facts about your specific situation.


Our Content

The text, design, code, and methodology documentation on this site belong to mortgagecalculatorus.net. That includes the calculator interfaces, the written explanations on the methodology page, and the overall look and feel of the site.

The underlying financial formulas themselves — the standard amortization formula, the FHA MIP rates published by HUD, the VA funding fee tables — are public information sourced from government documents. We don't claim ownership of those.

You're welcome to quote short excerpts from our content with a link back to the source. Reproducing entire pages, the full methodology documentation, or substantial portions of the site's text without permission isn't something we can allow.

Advertising

This site does not currently display advertising. In the future, we may display standard third-party display advertising (such as Google AdSense). If and when we do, we'll update this section and note it clearly on the site.

What we will never do is earn referral fees from mortgage lenders or brokers in exchange for sending you to them. That kind of arrangement creates a conflict of interest — it gives us a financial reason to make certain loans look more attractive than they are. We don't do that, and we won't.

Standard display advertising — banner ads, for example — doesn't affect how our calculators work or what numbers they show. It's a different thing entirely from lender referral programs.


Limitations of Liability

We provide this site "as is" and make no warranties — express or implied — about its accuracy, reliability, completeness, or fitness for any particular purpose. We do our best, but we can't guarantee perfection.
